About the project:

Bravo on Broadway is an eight unit, three-bedroom townhouse complex in Fraserhood (Broadway and St. Catherines, two blocks east of Fraser).

Why are you excited about Fraserhood?

It’s an amazing area and I have lived there for many years. It’s up and coming. There are great restaurants and coffee shops. It’s in a good school district. And it’s 5-8 minutes from a skytrain station.

Prices:

Many boutique projects are over-marketed and overpriced. Bravo starts at $999,000 for a three bed three bath with two parking spots. It goes up to $1.15 million for over 1300 square feet. So that’s $825-850 per square foot, which is great value for the neighbourhood.

Developer:

Legendary Developments has been building single family detached homes for the last 25 years. This is their first multi-family project. We’ve been getting lots of positive reviews and responses from our agents open.

They wanted to sell the finished product and not do pre-sales from a boardroom. So Bravo is built and move in ready. However, it’s still a presale contract and you still get the 2-5-10 warranty and other perks because it is a new build.

Deposit:

The deposit is 5% down. Completion date is flexible because we do have occupancy. You can move in a couple weeks after buying.

Who is buying?

 Both investors and end users. Townhouses are usually more for end users. We see a lot of people moving out of condos and looking for more space in an affordable townhouse that’s still in the city.

If someone was on the fence, why should they buy?

One major upside is value. It’s a good price per square foot and you should see appreciation. Second would be the great location and neighbourhood. If you’re a biker, there’s bike storage and good bike lanes. Third would be the community. It’s a fantastic area that is changing rapidly.
