Tell us a little about the project

MODE is located in the masterplan community that Wesgroup is currently developing at River District in Southeast Vancouver. MODE is the tallest tower to date at 25 stories and the building is packed full of amenities. There is a massive potential for growth in this area – very central location with easy access to Downtown Vancouver, New Westminster and Surrey.

On what makes a masterplan community? 

A masterplan community is when the developer is involved of every aspect of shaping a community from scratch. Wesgroup has been involved in the River District design all the way back to 2003. River District started as a piece of bare land that is now being developed into a full community with retail, restaurants, schools, parks and child care. Developing a masterplan community includes decisions regarding the width of a specific road to the type of grocery store needed for residents. Wesgroup is anticipating a population of 15,000 people in the area when fully completed in the mid 2030’s.

On the prices and where they start?

River District offers the best value in Vancouver. MODE will start from $499,900 for a 1 bedroom, $739,000 for a 2 bedroom, $929,000 for a 3 bedroom. The development also includes some larger live work and fully residential townhomes. The value you are getting in the community is outstanding.

Tell us about the amenities?

The MODE project has dedicated amenities which include: professional indoor / outdoor kitchen, family dining space, cinema, fitness facility, hot tub, work hub spaces and private board rooms.

On Wesgroup, the developer:

Wesgroup is a family owned real estate company that has been active locally for 50 years. They pride themselves and being “real estate triathletes” (experts in various fields), because they are well versed in office retail, industrial space, residential communities and masterplan communities.

Wesgroup will retain ownership of the retail and commercial space in the River District neighborhood. It is very important to them that the community will be successful. They have a broad view of the community and their investment is tied to the community’s success.

On the commercial space in the area?

The first restaurant was a Romer’s Burger Bar which has been very successful. They have also been operating a community center, which has been great for residents. The retail will include Everything Wine (great liquor store), various banks, Starbucks, Save on Foods and other local businesses. The masterplan also includes an elementary school, a high school and four daycare centers. There will also be an artificial turf soccer field.

If geared towards investors and end users?

It is important to Wesgroup that these are people’s homes – so, that is first and foremost in the design of the building. They are seeing interest from both investors and end users, with investors focusing on the smaller unit offerings.
