Tell us about your project, Lily Terrace in Fort Langley.

They have been working on this project for about two years. It consists of 24 luxury boutique condos, ranging from about 1,000 to 1,700 sq. ft., in the heart of Fort Langley. Lily Terrace is the first of its kind there: a high-end project for discerning buyers. It offers a condo lifestyle, but with luxurious finishes and features typically only found in high-end, single-family homes.

Clientele will be many downsizers and professional couples who want to live in Fort Langley.

Why are you excited about the area?

Fort Langley is a unique community (Lanson grew up there, too). Most people in the Lower Mainland are familiar with it. It’s become the “Kerrisdale of the Fraser Valley”. It is very walkable, quaint, and friendly, and has all the services you need so don’t need to leave the area too often. Fort Langley also offers many recreational activities, like the rowing club, golf courses, and cycling in Glen Valley.

What are the prices?

Units range from about $1 million to $1.6 million.

And strata fees?

Monthly fees will be $275-435, depending on unit size.

When is the completion date?

Sales will start over the next couple of weeks. Concrete is well underway and the building occupancy is expected in spring 2019.

Can you tell us more about the developer and their history?

They’re a second-generation homebuilder. Lanson grew up on construction sites alongside his brothers and has been in the industry for over 25 years, working on hundreds of projects. He likes the boutique style developments—it’s fun to work on the design and quality of finishes a certain segment of the market expects. His background is single-family construction, and he likes to apply what he’s learned in that to multi-family projects.

Are the homes primarily for investors or end-users?

Lily Terrace is a high-end product in a niche market; it’s meant for end users with high expectations and a change in lifestyle.

If someone out there is on the fence, why should they buy at Lily Terrace?

It is the only product of its type in Fort Langley for the foreseeable future, and Fort Langley provides a lifestyle that can’t easily be replicated in the Greater Vancouver area.
